Noobs were all surprised, but the experienced players were grim.

You tell the party, and indirectly the audience “That manor is a PVP area. The only one really close to here. There is an old trick where players, most often new ones, are lured to PVP areas they know nothing about and are ****, tortured and murdered. Some people are even lured there specifically by people they know and dislike just to hurt them.”

The Paladin frowned. “But he is only one Player!”

You nod slowly, but are shocked by his naivety. “Only one Player that you know of. How many others are waiting?”

There were murmurs from the crowd and some of the highest level players left as a group with very angry looks on their faces. Guess there was going to be PVP action there after all!

They don’t like Pkers!

“Tell me, did he give a real reason not to come here? You have to admit letting a bunch of noobs wander around when an area might have changed after an Update is pretty suspicious.”

The guys in the group had slight fear in their eyes. Interesting.

Once again, mainly due to interest and preventing a possible outcome that not even new Players deserve, you tell them “Considering that, I again offer you my guidance.”

You hold out your hand for them to accept.
