Be friendly

"Yes," you say, "Welcome to your new home. It's nice to meet you. I've been waiting for a long time to welcome you to my home."
"Well, thanks," she says, "I hope we can have lots of fun together."
"Come, let me show you where you'll be living." You gesture to the rest of the house and place one hand on the small of her back to guide her through the house. It's not an amazing place but she coos appreciatively, making you feel like it's a mansion. After she's seen everything else it's time to show her where she'll be 'sleeping.'
