You aren't letting him in until he proves it.

You shift so that you're blocking the door. "Fine, if you want to come in you can suck me off."

Andy makes another attempt to move forward, "Okay, let me in then."

You shake you head. "No, you hold up your end of the bargain first."

Andy raises his eyebrows, "Here," he says hoarsely, "But... anybody could walk by."

You roll your eyes, "It's the middle of the fucking night," if it weren't you might be less exasperated and more open to negotiation, but as it is, "You can either get on your knees and blow me, or you can find somewhere else to stay, it's that simple."
